RE: LEGISLATIVE UPDATE - Connecticut Recording Fees Will Increase Effective July 1, 2025

Dear Associates:

Effective July 1, 2025, recording fees in Connecticut will increase as follows: 

For any Recording Document (excluding any document with a Nominee, such as MERS): 

$70 for the first page and $5 for each additional page 

For any Nominee Recording Document (including MERS documents):

$160 for the first page and $5 for each additional page (for all documents except where nominee is the Grantor of Assignments and Releases)

$160 flat fee for Assignments and Releases of Mortgage where nominee is the Grantor

Please note that these increased recording fees will apply to any documents recorded on or after July 1, 2025, regardless of the date on the documents or the date of closing.

These changes are a result of the Connecticut Legislature’s recent, pending Bill HB 7287 Sec. 436-438.

Although the Bill enacting the increase has not yet been signed, it is anticipated that Governor Lamont will sign the Bill prior to June 30, 2025, so please plan accordingly.
